However, after coming to see us we found them a similar parcel with a different Land Developer for $220,000 but this developer offered a $20,000 Rebate (discount) so here’s how this played out at settlement of the land: Purchase Price $220,000 The Bank loan funded 90% ($198,000) less the Developer’s Rebate ($20,000) = $2,000 As you can see they only had to come up with $2,000 out of their pocket.

Consolidation of Existing Loans – To Get The Bank To Say Yes

Once again I’ll use a case study to explain this strategy: Peter and Karen had been declined a home loan with 2 lenders prior to coming to see us. So with the help of our Finance Partners Natloans we conducted a thorough assessment of their situation, even though they were both working with a combined income of $110,000 PA the banks did not believe they could afford to repay a new home loan together with their existing loans and not surprising so, as we uncovered they had a few small nagging little loans 3 in fact with monthly repayments of just under $950 but their biggest hurdle was that they had bought them selves a rather expensive car ( $70,000 ) 3 years earlier with monthly repayments of $1,650…it was no wonder they were turned down a home loan based on their serviceability.

So, our Finance Partners, Natloans made some recommendations:

A: Consolidate all their small loans (approx. $10,000) into one over 7 years
Which reduced their monthly repayments from $950 down to under
$200pm.

B: Refinance their car loan which after 3 years had reduced to $38,000 not the $70,000 they originally borrowed, so we were able to reduce their monthly repayments down to $650pm.

Combined they reduced their repayments from $2,600pm to under $850pm.

Needless to say their home loan was approved with flying colours!
